The site itself forms part of a larger site which benefits from outline planning approval for development up to 850 residential units, a new primary school, a local centre (comprising use classes A1-4, AA, B1a & D1) and associated infrastructure and open space. This portion of the site was due to form the local centre but reserved matters have not been pursued for the commercial use.
This outline planning approval was granted 19 November 2021, all reserved matters applications were required to be submitted within three years of the grant of outline approval, therefore the ability to submit a reserved matters application for this site has now lapsed, and any prospective purchaser will be subject to a full detailed planning application.
It is anticipated that development in this area will fall within use A1-4, AA, B1a & D1, any deviation from this would require justification.
